Downstream, a multidisciplinary design firm founded in Portland with a second office in Europe, wanted to leave their current rental office space in Portland and build a new headquarters with an inspired workspace design in the core of the city. They approached Hacker to help them determine how to develop a project that could make this possible.

Based on our belief that the conceptual design process can also inspire development strategy, we recommended that we develop a complete vision for the design of the building at this early stage, integrating financial feasibility and market analysis simultaneously.

The site – a gateway to the Pearl District in Northwest Portland – had been passed over during the district’s major expansion because of the inherent challenges of developing the inefficient triangular shape. We developed a phased development strategy by looking at the massing as a sculptural object. At the same time we developed abstract spatial concepts that informed solutions to creating an efficient and interesting exterior skin while intensifying the connections between the interior and the surrounding context.
